Help for Landlords having trouble finding Dwelling Fire Insurance

​ It's very frustrating for a landlord to own a rental property that no insurance company seems to want to insure for whatever reason. This can be because of things such as being vacant too long, having prior losses (claims), etc. The good news is I may be able to help you if your property can meet certain guidelines.


    I specialize in properties that are hard to insure, and that's especially true for landlords. Policy plans are available that allow you to customize your policy, to only have the coverages you need. Many policies force you to choose a bundle of coverages, many of which you may not even want. Who wants to pay extra for coverage they don't want?


Read over the information below which explains what types of properties are acceptable and what types aren't. And also look at the special features of this policy, and see if any of these will benefit you.

Properties that are acceptable:


  • Vacant properties: can insure any property that is been vacant up to two years. As long as the landlord intends to rent, occupy or sell the property, and as long as the property has went without insurance coverage longer than a year, it is acceptable.

  • Properties with prior loss: can insure any property with up to five insurance claims, as long as all the damage has been repaired.

  • Can insure buildings with multiple families up to four units per building.

  • Manufactured homes are ok.




Condition requirements:


  • Property must be in marginal condition and exhibit minimal maintenance on dwelling and grounds.

  • Properties with pools or ponds are ok, but no liability coverage is offered.

  • Properties with an LLC listed as the named insured are ok.




Properties that are NOT acceptable:


  • Properties that have been vacant for more than two years.

  • Properties that have not had insurance coverage in over a year.

  • Properties with unrepaired damage.

  • Properties that have a land trust listed as named insured.

  • Property management companies listed as named insured that are not also listed on the deed.




Other features:


  • There is no age limit on insuring any property.

  • Landlords with multiple properties can insure all buildings on one policy and get a discount for doing so.

  • Build your own policy feature:
    • Many policies require you to carry a bundle of coverages together. Some you may want and some you may not want. With this policy you can pick and choose the coverages you want, which include:
      •  vandalism
      •  coverage for premises liability
      • coverage for personal property
      •  coverage for other structures
      • medical payments coverage
